Investment philosophy

How we look at a real estate

deal, before we structure it

Every operation we bring to market is evaluated on the same four dimensions: the strength of the capital structure, the resilience of the asset class and stage, the market it sits in, and the discipline of the process that gets it from origination to exit. This is the framework behind every deal on the platform.

Capital structure

Positions built to protect capital, structured deal by deal.

Our strategy centers on senior and mezzanine positions backed by real estate collateral. Senior positions take the highest priority in the payment waterfall, replacing or complementing bank financing. Mezzanine positions sit between the sponsor's equity and senior debt, a different point in the capital stack, with a different risk and return profile. Every operation discloses where in the structure your capital sits, before you commit.

Mezzanine positions carry higher risk than senior positions, reflecting their place in the payment waterfall. Full risk disclosure is available in the documentation of each operation.

Geographies

Selected European markets, with local presence on the ground.

We focus on Italy, Switzerland, Spain and Portugal, markets where our team has direct relationships with developers, equity investors and institutional asset managers, built over years of origination in each country. That presence is what gives us access to off-market operations before they reach a broader market.

Our process

A disciplined process, deal by deal.

Every operation goes through the same four-step process, run by our in-house investment professionals together with leading independent advisors. Fewer than 3% of the operations we screen pass through to structuring.

  • Origination

We partner directly with real estate developers, equity investors and institutional asset managers to source operations before they reach a broader market.

  • Deal valuation

Every deal is first screened through a proprietary AI tool our tech team built in-house, it lets our real estate professionals cover a wider pipeline at the same standard, faster.

  • Due diligence

The tool screens; the team decides. We run extensive due diligence with external independent advisors and valuators, on every operation, regardless of size.

  • Final closing

We negotiate terms structured to protect investor capital and to align the risk taken with the return targeted.

Beyond the investment team

One team, every function of the deal, in-house.

An operation doesn't end with the investment team's sign-off. The same discipline runs through every function that carries a deal from structuring to exit, under one roof, accountable to the same standard.

  • Origination & Structuring

Sources each operation and engineers the instrument behind it, the bond, the terms, the structure specific to that deal.

  • Risk & Monitoring

Runs due diligence, reviews appraisals, and monitors every operation on covenants and milestones through to exit.

  • Legal & Compliance

Prepares the documentation, maintains the regulatory perimeter, and protects investor interests on every operation.

  • Investor Relations

Manages reporting, allocation and the ongoing dialogue with qualified and institutional capital, deal by deal.

  • Marketing

Builds the brand's authority and credibility over time: media relations, investor communications, and the events — proprietary and industry — that connect qualified capital with the team behind each deal.

  • Tech

Builds and maintains Yeldo's proprietary technology: digital underwriting, capital-raising infrastructure, and the regtech that keeps every operation compliant across jurisdictions — supporting judgement, not replacing it.
